  • Rent Policies

    Rent is due on the 1st of every month. We do offer a grace period through the 3rd, giving you a little extra time if you need it. On the 4th, late fees will automatically begin to accrue.


    To help keep your account accurate and up to date, we do not accept partial payments—rent must be paid in full each month. If you ever have questions or concerns about your payment, our team is always here to help.

  • Submit a Maintenance Request

    Submit maintenance requests directly through your tenant portal or by texting our communications number. 


    On your portal, navigate to the Maintenance tab, and select Request Maintenance.

    Enter a detailed description of the issue, upload one or more photos of the item needing attention (must select multiple photos at once from computer or camera roll), decide whether or not to give the property manager permission to enter with their key, then click Submit Request.

    On the next screen, select when a maintenance tech can address your maintenance issue. If you choose to provide preferred times, select 3 or more time slots, then click Submit.

  • How to Check on a Maintenance Request

    You can view the status of your maintenance request on the Maintenance tab. The status will range from received, to technician contacted, to technician scheduled, to completed. Select Check Status for a detailed view of all communication sent to you and a status timeline of your request.

  • Why is my 1st Rent Payment Due August 1?

    We have broken the total rent of the lease term into twelve equal monthly installments with the first installment due on or before August 1st rather than prorating the month of August and increasing the rental rate the following months. If you moved in early in August, you would have to pay for those extra days.

  • How do I sign my lease electronically?

    Signing your lease is quick and convenient! You’ll receive an email with a link to sign, or you can access the lease directly through your Resident Portal. Please make sure to read the entire document carefully, as you’ll be required to complete a full signature and initials throughout.


    Once you submit your signed lease, our office will review it. A manager will countersign the agreement, and you’ll receive a confirmation email once everything is finalized. If you have any questions while signing, we’re happy to help!

  • What is a Joint Lease?

    A joint lease means everyone in the home signs one shared lease and works together as a team. All roommates share responsibility for the full rent and for taking care of the space. It keeps things simple — one lease, one due date, and everyone supporting each other to make the home great!

  • Upload Proof of Renter's Insurance

    Navigate to the Insurance tab and locate the Upload Renters Insurance Policy block. Enter your insurance company provider, your policy number, policy expiration date, then upload a copy of your proof of insurance. When done click Submit Policy Information. SHS Houses requires a $100,000 policy limit and each lease-holder must be listed as insured under the policy. This helps ensure all residents' personal property is protected. 

  • What's Required to Move In?

    To move in, you’ll just need to complete a few easy steps! All residents must have an approved application, signed lease, and all move-in payments submitted (including rent, deposits, and any applicable fees). On move-in day, make sure you have a valid photo ID and have confirmation of your utility set-ups  and PetScreening profile. Valid renter's insurance will need to be uploaded to your Resident Portal. Once everything is squared away, we’ll hand over your keys and welcome you home!
